Keeping a commercial property’s electrical installation safe is an important responsibility for every business owner, landlord and facilities manager. Regular inspections can identify deterioration, damage and potentially dangerous faults before they cause an accident or disrupt business operations.

But how often should commercial electrics be inspected, and what does an inspection involve?

What Is a Commercial Electrical Inspection?

A commercial electrical inspection assesses the condition and safety of the fixed electrical installation within a property. This includes elements such as wiring, distribution boards, circuits, sockets, switches and permanently connected equipment.

Following the inspection and testing, the electrician will provide an Electrical Installation Condition Report, commonly known as an EICR. The report records the condition of the installation and identifies any defects, damage or areas that may require further investigation.

An EICR is different from portable appliance testing. PAT testing focuses on electrical appliances and equipment, while an EICR examines the fixed electrical installation supplying them.

How Often Is an EICR Required for a Commercial Property?

There is no single inspection interval that is suitable for every commercial building. The appropriate frequency depends on factors including:

  • The type of property and how it is used
  • The age and condition of the electrical installation
  • The level of wear and tear it experiences
  • Whether equipment is exposed to moisture, dust, heat or physical damage
  • The findings of the previous electrical inspection
  • Any requirements imposed by an insurer, landlord or licensing authority

For many standard commercial premises, periodic inspection and testing may be recommended at intervals of up to five years. However, industrial sites, workshops, warehouses and other demanding environments may need to be inspected more frequently.

The date recommended for the next inspection will normally be recorded on the existing EICR. A qualified electrician can also assess the property and advise on an appropriate inspection schedule.

Is Commercial Electrical Testing a Legal Requirement?

The Electricity at Work Regulations 1989 require electrical systems used at work to be maintained so that they do not present a danger. Although the regulations do not impose one fixed EICR timetable for every business, employers and those responsible for commercial premises must take reasonable steps to keep electrical installations safe.

Regular inspection and testing can help demonstrate that electrical safety is being managed properly. It can also support insurance requirements, lease conditions and wider workplace health and safety responsibilities.

Signs That an Earlier Inspection May Be Needed

You should not necessarily wait until the scheduled inspection date if there are indications of an electrical problem. Arrange professional advice if you notice:

  • Circuit breakers or RCDs repeatedly tripping
  • Flickering or unreliable lighting
  • Burning smells, buzzing sounds or unusual heat
  • Damaged sockets, switches or wiring
  • Evidence of water entering electrical equipment
  • Changes in how the building is used
  • A significant increase in electrical demand
  • Alterations or additions for which certification cannot be found

An inspection may also be advisable before taking over new commercial premises, after major refurbishment work or when planning substantial changes to machinery and equipment.

What Happens After an EICR?

The report will confirm whether the electrical installation is satisfactory or whether remedial work is needed. Issues are recorded using classification codes according to their severity.

Dangerous or potentially dangerous faults should be addressed promptly. Other observations may recommend improvements that would increase the safety of the installation.

Once any necessary remedial work has been completed, the relevant certification should be retained with the property’s electrical records.
