Electrical Safety

Under the Electrical Equipment (Safety) Regulations 1994, the landlord has a duty to ensure that electrical wiring and any electrical equipment provided for the tenant’s use is safe.  It is recommended that:-

  • Appliances are checked annually – PAT (portable electrical appliances safety test)
  • Wiring should be checked every five years by a qualified electrician

 

In other words, all sockets and light fittings should be safe to use and in good working order.  All appliances that have been supplied must also be completely safe to use eg cookers, electric showers.

Fire Safety

All rented property should have working mains smoke alarms.  The detailed rules about where and how many alarms should be fitted is detailed on the Government website.
